El Cid is a high end residential neighborhood famed for its large historic “estates” and located south of downtown West Palm Beach between Olive Ave. and the Intracoastal Waterway.
Prospect Park (adjacent to and very similar to Southland Park) has a mix of homes from historic 1920’s to mid-century ranch style homes and located just south of El Cid between Dixie Hwy and Flagler Ave.
Flamingo Park has a variety of size and style of homes and located just south of downtown West Palm Beach between Dixie Hwy and Parker Ave.
Pineapple Park is more of an entry level neighborhood with smaller more affordable homes and located just south of downtown West Palm Beach and west of Parker Ave near the new Warehouse District.
Grandview Heights is a tight knit neighborhood comprised of cottage style homes and located just south of downtown West Palm Beach between Dixie Hwy and the popular Howard Park & Parker Ave.

Sunshine Park is tiny neighborhood of just a few blocks and located just south of downtown West Palm Beach and within the confines Flamingo Park.
Further to the south, “The Southend” or “SoSo” is another highly sought after area of homes for sale and for rent. Stretching south from Southern Blvd. to the Lake Worth Spillway and east from I-95 to the Intracoastal Waterway the area has a plethora of options for home buyers. There may not be any historic districts, but the waterfront homes, variety of city parks and an A-rated elementary school, South Olive Elementary, all have property values on the rise and demand high.
